About the role

Swan/NU Living has an excellent opportunity for a Finish/Site Manager with experience working with a large-scale residential developer.

You will be responsible for overseeing the finishing of a major project in Poplar called Blackwall Reach.

Once a pioneering urban estate in the 1960s, the neighborhood will be completely remodeled into 1,575 new mixed-use dwellings; including 896 private sale apartments, 118 condominiums and 561 rental apartments, many of which offer stunning river or city views. This welcoming community thrives on its impressive connections and open spaces, which will include a revitalized Millennium Green and expanded through Station Square.

Main responsibilities:

  • Make sure visitors to the site are aware of Nu Living’s health and safety policy and make sure they do not visit the site unless accompanied by a Nu Living representative. Ensure that all staff, contractors and site visitors are properly inducted.
  • Ensure company health and safety policies and procedures are strictly adhered to and work closely with Nu Living health and safety managers. Produce and supervise the team ensuring health and safety records are properly maintained.
  • Ability to effectively manage internals from 2nd fix through to completion.
  • Ensure internal delivery of plots is completed to the highest possible standard, meets specification requirements and health and safety requirements to ensure the client is satisfied with the end result.
  • Manage all customer service inspection visits.
  • Communicate effectively with the rest of the project team, including management, site personnel and contractors, to ensure complete understanding of information.
  • Ensure that daily diaries and allocation sheets are up to date.
  • Attend and contribute to weekly team meetings regarding safety, progress, expenses, costs and schedule as required.
  • Ensure a high level of quality on finishing work to meet customer specification requirements.
  • Finishing and anticipating resources to ensure uninterrupted progression of the sequence of work to complete the project.
  • You will manage the snag-lists; coordinate trades and work with project managers to achieve successful handover.
  • Ensure all environmental and waste management policies are adhered to.
  • Fully cooperate with the company’s customer service policy.
  • Comply fully with the company’s customer satisfaction policy and procedures.
  • Ensure that all directly employed personnel work to required specifications and adhere to general company policies.
  • Ensure that all subcontractors adhere to required specifications and adhere to general company policies.
  • Ensure that Company procedures and controls are fully implemented by all site personnel.
  • Provide all aspects of production requirements in strict accordance with the relevant technical and planning documentation provided and any subsequent instructions that may be required from time to time.
  • Fully compliant with building regulations and warranty provider requirements (NHBC).
  • Assist the Project Manager in producing all relevant reporting information to the Construction Manager as requested and in a timely manner.
  • Ensure that anything that is likely to affect business performance is immediately reported to the project manager.
  • If necessary, attend and record a weekly sales/construction meeting with your sales consultant to keep each other informed from a sales and site perspective.
  • Ensure that site security and good practices are maintained at all times.
  • Ensure material call-outs and inventory control in accordance with construction requirements, including correct verification and recording of deliveries.
  • Ensure that the quality of the finished product meets company and warranty provider expectations.
  • Build in accordance with relevant standards, codes of practice, building regulations and warranty requirements in force at the time.
  • Thoroughly inspect and hook each parcel before each NHBC Milestone Inspection.
  • Responsible for ensuring that all administration of the site is carried out in accordance with head office requirements.
  • Always represent Nu Living in a professional manner, both in personal appearance and conduct.
  • Perform any other reasonable duties in accordance with operational requirements, as requested.
